We are proud to be regulated by three of the most respected bodies in the UK property industry: the Royal Institution of Chartered Surveyors (RICS), the Property Redress Scheme (PRS) and the Tenancy Deposit Scheme (TDS).

Why regulation matters in commercial property management

The commercial property management sector is not subject to statutory regulation. There is no legal requirement for a firm to hold professional qualifications, protect client money, or offer independent redress. Any firm can offer property management services regardless of its experience, conduct, or financial controls.

RICS: The professional standard

Our service charge management complies with the RICS Service Charge Code, and client funds are held in segregated, protected accounts. All recommendations are based on chartered expertise and carry professional accountability.

Property Redress Scheme: Independent resolution for our clients

Papilio is a registered member of the Property Redress Scheme, a government-approved independent provider. If a client is not satisfied with our internal response to a complaint, they have access to a formal, impartial resolution process.

The PRS offers independent adjudication and mediation, providing landlords and occupiers with a fair process to resolve concerns. Our framework ensures transparency and gives clients formal recourse when needed.

Tenancy Deposit Scheme: Protecting occupier interests

As a Tenancy Deposit Scheme member, Papilio protects client deposits in accordance with statutory requirements. The TDS offers independent dispute resolution, ensuring occupiers’ funds are secure and disputes are handled fairly.

For our landlord clients, TDS membership is also a clear signal to occupiers that the building they are moving into is managed by a professional firm — one that takes its obligations seriously.
